Breakfast
To better accommodate our guests and provide flexibility on breakfast items and times, we offer breakfast vouchers to local Springdale restaurants. Knowing Zion is a hiking, sightseeing and photography destination, this gives our guests the opportunity to enjoy breakfast on their own schedule instead of waiting for a specific breakfast time at the B&B. This has worked wonderfully as many guests are from different time zones around the world who want a early start or a well deserved sleep in. Breakfast is available from 6:30 a.m. to 11:00 a.m. during the season and 8:00 a.m. to 11:00 a.m. during late fall and winter. The restaurants are conveniently located on the way to Zion Park entrance and along the Zion shuttle route. Restaurant options, menus, and vouchers will be provided at check-in. We also have coffee makers and hot water kettles in each room for your convenience with coffee and tea provided. With advance notice, we are also happy to provide an in-room continental breakfast option for very early risers or guests on the go.
Property, Patio/Picnic Areas, River Access
Our unique 1.2 acre property is located in a quiet, residential area of Springdale and the Virgin River flows through through our backyard. Several outdoor patio and picnic areas are available for your enjoyment. The sunrise and sunset views of the Watchman, Johnson Mountain, Eagle Crags and surrounding mountains are spectacular. Feel free to lay in the hammock or relax in a swing, picnic on the patio, sit at a table riverside, or take a chair right into the river. During summer months, you can rent tubes in town and float down the river too. We are happy to provide information on this, just ask.
Garden Hot Tub
A garden hot tub awaits those who are ready to relax and soak away the aches of a long day's journey. Because we are in the country away from city lights, the night skies are truly amazing! Hours 8 a.m. to 10 p.m. daily, year round.
Old Fashioned Front Porch
Located outside of Canyon Vista's Kinesava and Sinewava rooms is an old-fashioned front porch. There is something that feels good about sitting outside and watching the world go by. It is a wonderful place to spend some time.
Check-in/Check-out
Utah is on Mountain Time - one hour later than Nevada (Las Vegas) and California. Check in is after 3:00 p.m and check out is 10:30 a.m. Please let us know if you plan on arriving after 9:00 p.m. Thank you.
Movies/Games/Resources
A large collection of movies and games are available for our guests in addition to in-room Direct TV Satellite and telephone. We have a library of resource books on the Southwest area, including brochures and menus for local businesses. We will be happy to answer any questions you may have. We suggest stopping at the Zion Visitors Center for up to date information on the weather and hiking conditions, etc. especially if you are hiking the Narrows, slot canyons or any back country hike.
Parking
We have off street vehicle parking. For those of you traveling on two wheels, Motorcycles are welcome but we want to mention that our driveways are gravel.
Smoking
All rooms are non-smoking. Smoking is permitted outside away from buildings and other guests it might disturb, 25 feet per Utah State Law. Thank you for your consideration.
